I'll tell you what it is. It's a horrible ridiculous mistake that only a newbie investor can make. Let me tell you something.... and please listen loud and clear: When your painter tells you not to choose the color of the swatch that you are holding in your hand - LISTEN TO HIM! Another thing - if you have no idea what colors sell a house - then just watch any episode of Flip that house for goodness sake.
Now I know my sweet wonderful partner is reading this post and I am not trying to hurt your feelings.... I love ya honey - you know I do... but.... you're killing me over here.
For all you others, let me take a moment to point the finger at myself. First of all, against some very wise advise from my mentor & coach Michael Quarles, I bought this house for 95K. He told me it was too much money for this house - but I didnt listen to him. HELLO? Who in tarnations do I think I am?... anyways - I paid too much for house and I paid too much for the assignment fee. Got it. Now - I have to stick to a strict budget in order to cover all the repairs, holding costs and closing costs and make a decent profit when we sell this house. But that is not that bad part.... the unsettling part is that yesterday I found out that I might need fix something on the house that I wasn't made aware of and that if it's so -it will cost $2000-3000.
Now you might say - well Rosie, since you didnt know about it, isnt the person who sold you the house responsible for not advising you of this problem..... ahhh haaaa... very interesting question......
Stay turned my friends....
oh yeah - I raced to the paint store yesterday and we purchased 15 gallons of a nice neutral camel color to REPAINT the house immediately so that the neighbors (and the whole town of Taft for that matter) wouldn't hate me!
