Well I have fell off the foreclosure mailing list wagon. For some reason, I just stopped sending mailings to Foreclosure lists. I have been dabbling with a few since I stopped using My Realty Data, but I don't like them. Additionally, these people are getting so many gosh darn letters from other investors - it just seems to be a pain in the behind. People do contact me - with a Name like Naked Lady Real Estate - I suppose it's hard to resist to see what I am all about. However, for me, I'm not that interested in getting so many short sale leads. I don't want to do short sales at all.
My favorite way to market is to do a farm area and my all time favorite way to work my farm is to use a program called RealQuest. Now the only problem with this program is that it is ginormously expensive. $300-400 a month is a lot of dough man. However, I love this program! I have been using it as far back to when it was called Win2Data (Thanks to Mike Cantu for introducing it to me back then!) I can be a little controlling when it comes to my lists and farm area and RealQuest really gives me all the freedom I need to choose my farm down to every little detail, such as demographics and very specific neighborhoods - not just zip codes. I love that I can look up my propery profiles and comps. It does it all baby! I think it still works with ACT and I am checking on this now.
Of course going the route of having a title rep print me labels for my farm is still available, but these poor guys are really hurting and a lot of these free services are falling apart. I know it costs a lot of money to create and distribute all this to us.
Another list solution that I am looking into is buying from list brokers. I think I like this, but maybe just for certain things such as raising private money or tax liens. I am learning how to effectively use these list services. Dave Berens is great at it, so I'm about to pick his brain and ask his advise on this.
Finally I know of Data Quick. I like them as well. It does fall a little short of RealQuest in my opinion, however it is still a good system and relatively inexpensive at $200 a month.
I think it is narrowing down to just using Real Quest. If anyone has better info on this -I welcome your input!
Bottom line: Never stop marketing, never slow down, never stop....
