Hello everyone! It has been a while since my last post and I apologize for that. I have been extremely busy getting some deals going and opening my new Los Angeles Meeting & Event Center. We have just been open for about a month and business is starting to boom! Thank the Lord! It can be a little unnerving to open a business in this economy - but as I suspected - just like people will always need to buy homes - they will also always need to have business meetings and celebrations such as weddings and parties! Once again - let me hear it... AMEN!

Hey everyone - I wanted to let you know that my real estate club meetings are this week and we are going to be learning about commercial real estate. Why? Because commerical real estate investing is going to be huge. There will be some excellent opportunites and frankly I'm looking forward it.
The more I learn about commerical and the more I learn about the potential for what is coming - I get so excited. My very good friend and new partner - Gary Haddock is going to be speaking.
I met Gary through my club and after getting to know Gary over the past 8 months, I have developed a new found love for commercial real estate, and creative real etate investing to boot! Gary is one of the smartest and most experienced creative investors that I have met in my career as an investor! And I have met a lot of people - so I don't say that lightly! (Just take a look at his Bio below!)
His experience in both commerical and residential is emmence. He has been a real estate investor for over 20 years and has gone through a couple of our "crashes". Boy the stuff I have learned from him is priceless. Just having daily conversations with him is like being with a real estate investing encyclopedia!
Our first meeting with him will be at our February meeting!

Well - it sure has been couple of days! After the successful tele-coaching call I had with Rob Swanson on Monday - we've had almost 60 more people register to attend the Distressed Property Investing Conference we are having this weekend!
Rob has really been pounding into my head that I must run my real estate investing business as "A BUSINESS" and not like "a investor".
One of the Biggest Transfers of Wealth Will Happen over The Next Couple of Years
I want to be part of this! With the financial crisis going on in this country - there is NO TIME LIKE NOW, for us investors to master our investing business and be in on the huge money making oppportunity will happen over next couple of years! Marketing, structuring deals, private money and having our exit plan on each deal well before before we buy the deal is #1 for us.
Besides him teaching me that I must wholesale every house I get (even to myself), I've also learned that I need to hurry up and set up my AQUISTIONS Team! Getting a lot of deals streaming in is the ONLY WAY I'll be able to make my goal of 5-6 houses a month! I can't bring in 50-60 leads on my own! He has 3 people and various sources bringing at least 100 leads a month to him and guess what - he doesn't pay them until each deal closes!
Rob closes up to 15-20 houses a month - so for me, there is no better investor for me to take advise and coaching from!

Yes! Of course they are! (Ah Duh! I own a real estate club - what else am I going to say!) Attending real estate investor club meetings are very important for us investors! We need to have ongoing continuing education, network with other investors, learn about deals, and often - we need a place to go to receive help from each other!
Are all real estate investor clubs (REIC's or REIA's) like this? Heck no! Are there some good ones out there! You betcha! I have a few club meetings that I like to attend here in Los Angeles. There is the Woman's Invest Club in Irvine which is very focused on the Education and networking. Also, some other goodies are Steve and Robyn Love's meetings in Culver City and Shawn Watkins in Long Beach. Another Oldie - but goodie that I hear about is Jack Millers in Anaheim ( I think that is where it is). So yes - there are ways to get good information without all the bull.
Of couse, most of you know that I used to run the largest REIC in Los Angeles up until
March of this year. I left and started my own club here in Los Angeles - because I wanted to create my "ideal scene" for a REIC. I just got so tired of the pitch fest that was happening at many of the clubs (yes including the one that I worked at), that I had to bust a move and break loose! I named it Naked Real Estate Investors Club - "The Bare Truth About Real Estate Investing". The Bare Truth - means just that! I am going to work my tail off to make sure that you are getting quality and NOT HYPE!
So - now, here I am... a crazy little girl who decided to open her own club so that I can bring in the mack daddy people to teach us - those who were not going to blow smoke up our culo.
When I tell everyone that my club is OUR club - I mean it. Together with the help of everyone - I want to create the best club in town. I can bring in the best people - and I need all of you to participate so that we have a viable club that speakers will want to come in and speak at! Yahooo!

Wow - I am so excited to announce that I am now a weekly featured columnist for the blog Biggerpockets.com. This is very exciting for me! I am not sure if you all know about biggerpockets yet - and it you don't, you should.
www.biggerpockets.com is a national website/blog for real estate investors. It was started by Joshua Dorkin in order to create a real estate investors site that was a pitch free zone. It is a great site that I have been going to for about a year now, however just recently started to participate on the forums.

So the time is here to officially announce that I am opening a Los Angeles location for my club - Naked Real Estate Investors Club! Oh no she di -ant... Yep. I did...
I have had so many people ask me to have my meetings here in Los Angeles and I am so excited to do it! We have decided to hold the meetings at AM Vets Hall, which is a nice little veterans hall/auditorium located in Culver City. We are going to having the L.A. meetings on the 2nd Thursday of each month still have our Orange County Meetings in Anaheim the day before on the 2nd Wed of each month! Yippie!
So please come on down next week and network, make some great connections and listen to a couple of great investors teach us about Out of state Investing and Due Diligence!

I just want to do a quick post to let everyone know that the I Survived Real Estate 2008 event this last Saturday was wonderful! The Norris Group did an amazing job by putting this whole event together and I have to give a special high five to Aaron Norris! You did an amazing job my friend! Congratulations!
What a fantastic networking opportunity! I finally met Shawn Watkins who owns Investors Workshop. I was great to see Scott Whaley, Nick Manfredi, Bill Tan and of course Mr. Mike Cantu who was wearing a Tux!

Well - I gone and done it. I decided that I will open a Los Angeles location for my meetings after all. Since I socialize and do a lot of networking in Los Angeles where I live - over have my subscribers to my newsletter are from the L.A. area. Now as my Anaheim Monthly meetings are getting a lot of positive feedback and word of mouth - I am being asked by a lot of people to open a Los Angeles meeting! So - I just cannot sit back and say no to this.
I have not opened a Los Angeles meeting because I decided to stay out of L.A. so that I didn't ruffle any feathers of other real estate clubs in that area. However, now that I have opened the club and it grows, many of you have made me realize that I simply must do it! We have to open an Los Angeles location so that everyone can join the fun! Yahoo!
So - drumroll please..... As long as we can find the right venue in time - we will begin having our general monthly meetings in Los Angeles starting next month in September! Yippie! Yahoo! Wowee!

Hi Guys!
I haven't posted in over a week and I apologize for that! I have been moving - and worse
have had tendonitis in my right shoulder and am in terrible painage and can barely type! Oh my! I can't type and be on my computer...! This blog post is being typed with one hand and my nose!!
Anyways - there is so much to talk about - but I just can't do type it out now. Maybe I will post it in a video post! But I look so yucky right now cuz of the pain, whining and all the crying I have been doing.... hhhmmm... what to do?

I still have a few seats left for the private money workshop and - I am a bit surprised. I cannot believe that this sucker wasn't sold out month ago. Using Private Money to buy deals is the only way to go as far as I can tell. This and Hard Money is all we have.
Honestly. I know that spending $2000 is tight for many people right now. But if there is anyway for you to do this workshop - then please get there. I know it is going to change the ability for me to do a lot more deals and make a ton more money. And please - do not send me pompous ass emails that state the only reason I care about selling you a seat to "another guru workshop" is that I only want to make money from it. Give me a freakin break. To know me is to know my plans do not include getting rich from hawking $2000 workshops for "gurus"! It's one thing if you cannot afford to do this workshop at this time. I totally respect that. But those who claim they can get this information in a $24 book and don't need to spend money on education like this... well... No tengo tiempo para usted.
As an investor - I cannot imagine not wanting to learn how to raise private money to do my deals. Are you kidding me? With this crazy credit crunch - there are 3 choices that I can tell of to aquire property (well maybe 4) :
1. Private Money
2. Hard Money
3. Buying property subject to
4. Wholesaling(?) Even here you need cash - unless you flip quickly.
ALL of these require cash - let's get real here. Even buying property subject to - you still need some cash to hold and fix the propery until you exit from it one way or another. Unless of course, you have a lot of deals going at once and you can generate plenty of cash flow immediately. Otherwise it is feast or famine until the ball really gets rolling.
Perhaps you won't need much money wholesaling deals - IF YOUR GOOD AT IT. This way you can aquire a property and flip it before any payments or work are required.
So - can you buy property with no money and no credit? Yes. But not every kind of
deal and certainly not REO's. And don't quit your day job until you have plenty of cash flow my friend. However if you don't have a "day" job (moi) and you are a full time investor - then by god you better have money, be making lots of money, know people with money, have multiple streams of income and many various profit centers.

There is so much money to be made in real estate right now - but I have to learn the right ways in this crazy market. It's not so easy to just go buy an REO and think your going to get a qualified buyer right away. Sell the house right away - maybe. Get the buyer who can get a loan… not so much.
The homes are great deals, they look good, etc. But how in the heck can you get someone to qualify to buy these great houses? We can't buy every house subject to. And I really want to get the REO's as well.
Last night at Sam Sadat’s meeting I heard Nick Manfredi explain in detail about the new law that makes banks contact a homeowner in pre-foreclosure and try and do a work out or rather “due diligence” (whatever that means) 30 days before they file the NOD. Additionally, banks that are holding REO’s are now required by law to maintain the property or risk being fined a $1000 a day. Good for investors, bad for banks. To me this means that getting short sales accepted or doing loan modification is going to be a lot easier.
After hearing Nick speak and learning that he would service the short sale for me – I might just be interested in pursuing doing short sales now. But….. hhhmmm… how I am going to sell those mofos once I get them?
Oy – here we go again. Private money and hard money are going to need to be used to hold the houses until this credit crunch dissipates. Maybe until next year? Do you think the credit crisis might start to alleviate by then? I have no idea - I'm just a pretty little girl afterall... Maybe I'll check in with Bruce on this.... :) Or maybe Rob Swanson is going to teach me how to raise millions of dollars so that I don't have to worrry about it!

Inaugural Meeting a smash hit! Wowee Cazowee!
I was so nervous! I mean really... what a weird thing. I'm having my own real estate investors club meeting? What the heck?
Yesterday it suddenly all hit me and I was thinking - what am I thinking? How did this happen?
If you would have told me that I would be holding my own real estate investors club meeting with the likes of Bruce, Mike, Tony and Dave on my stage for a roundtable - I would have said you are high as a kite - and can I have some?
A truly incredible evening. I am truly living a weird life right now. How in the heck did I end up owning a real estate club? Crazyiness I tell ya.
The real estate panel was incredible of course. Pictured from left: Tony Alvarez, Dave Berens, Mike Cantu Rosie Nieto, Darren Orshoff & Mr.Bruce Norris.
It was a great combination because as we all know Bruce, Mike and Tony are
long time successful real estate investors, but I also added an "newer" investor Dave Berens to the mix. Dave's been a full time investor for about a year now (he had finally done enough deals that he was able to quit his job and do it full time!). With about 14 deals under his belt he is moving and shaking! OMG these guys were great! We audio and video recorded the event and I will let you know when it becomes available!
So why another club? What's the point here? I will be covering this in my next couple of blog posts. I know I probably should have promoted the club more before now and talked about what the plan is, but the truth is I didn't want to do all the b.s hype marketing that we are always so inundated with. You know the ones I'm talking about? Big long sales page emails with the yellow highlighted sentences telling you why something is a can't miss, once in a lifetime, opportunity? Gag me with a spoon - I'm so sick of all that - aren't you?
You guys, I'm gonna try and do the impossible with my club...

Well this is very excellent news! Bill Gatten and Bruce Norris are doing and event together. I know that they have been talking about it since last year and now their doing it.
It should be a great three days. As we all know - Bruce and Bill are amoung the small percentage of "gurus" who actually teach during their workshops!
As I understand it, both Bruce and Bill will teach on all three days. One taking the first half of the day, the other continuing with the second. Bruce and Bill's strategies are the perfect combination to work together or even as seperate strategies.
Personally, these are the two strategies that I will be working for the next couple of years.

Wow you guys! Our internet radio show - The Naked Investors seems to be doing really well! Who would have thunk it? For as much fun as we have doing it, honestly we thought we probably had a least 5-10 actual live listeners. After all, I have my family and Pete has his.
But low and behold, we are doing a little better than that! Yahoo! Our Producer sent us an email yesterday to inform us that apparently - we 'da bomb! Look at this:
"You had a 2,434 computers tuning in live and 254 downloads for a total of 2,688 listens in January. The network is very pleased with these numbers! On average a new show receives approximately 1,500 listeners – so you are well above the mark!"
Wowee kazowee.... I have to say that I almost fell off my chair when I heard. Truly, we are so excited. I have been getting a lot of emails and phone calls of support from folks and I am just so grateful for it all. Everyone asks why I decided to do the show. I really just wanted to create a venue that was kind of like a "real estate investors club on the radio" we I could talk about real estate strategies and the real estate investors world. So Pete and I put our pretty little heads together and came up with the The Naked Investors Radio Show. The Bare Truth about Real Estate Investing! Which is basically - No BS!
As you know, I can't stand all the hype and bull that goes on in the real estate "club/guru" world and for some crazy reason I have made it my crusade to somehow try to make sense of it all and present just good solid information as I learn and grow as an investor myself.
I truly believe that education, networking and community is so important as an investor but I don’t believe that we should be presented with a god darn pitch and sell every time we turn around. Don’t get me wrong – I like making money – lots of it. But I do believe that giving value first is most important. You do right by people, help people, be of service, then you don’t have to worry about making money, because it will come ten fold.
OK – I will get off my soap box now… what the heck was this post about? Oh yeah – my radio show! So it looks like we’re not doing too shabby! Whewhooo!

I just did my first radio show with The Homeownership Roundtable on 97.1 Free FM this past Saturday! WOW! It was way cool. I was so nervous. I wasn't completely "myself". There were definite moments that I didn't say the crazy things that popped into my head. Those who know me, know that I can be kind of ridiculous idiot. Maybe next time.
Now they want me to come back on a weekly basis and talk about the real estate club/investor world from the view point of a an investor/REI Club Manager. I looks like it could be a real fun and interesting gig!
Darren Orshoff (pictured left) and I discussed the idea of a weekly conversation about real estate investing and various real estate "club" topics and events.
The possibilities are endless! I'm excited and a little terrified. A huge commitment for sure. What do you think?

Well I'm at it again. I have decided to start another coaching session with Sensei Ron Thomas. I did a 90 day coaching with him last year and it was amazing. I dare not sound cliche and say "he changed my life"... but the fact is I did change. (gag me with a spoon- I hate sounding cliche) I think I feel ok saying that because initially, when I decided to do his program, I did so only because I was "checking him out" as a potential new speaker for the club. When I began his coaching program I went in with my arms crossed and saying to myself - you better not be another blowhart. I've been running around the airy fairy world of self help for a long time and have experienced many truly life changing programs and many not-so-great- programs. Additionally, let's not forget that I run in one of the biggest worlds of "gurus" out there. The dreaded world of real estate gurus who are going to make us all millionaires by next week! Only half of these guys really care about helping us succeed in real estate, the other half just want to sell us their product. I'll get off my soap box now, but you get my point, which is; "don't mess with me - I can smell bullcrap from a mile away"
OK... so what was the point of this post? Oh right. Sensei Ron... Ahhhhh. One of the good guys. For fear of sounding like I'm gushing, I will just simply say if you want to be coached by one of the best life/transformational coaches out there then sign up for his 90day coaching program. He is a 7th or 8th degree blackbelt and owned a Dojo. He's approach is centered on the martial arts training and mindset. I think that is why his coaching is so amazing. He is not teaching us how to be "winners". He teaches from the mindset of being a "champion". The one thing he said to us in our first coaching session, which pretty much laid out the rest of the 90 days was; "how you are in one thing is how you are in everything". This was it for me. I was hooked.
Simply put; when I was in the coaching program I was centered, focused and more self aware of my decisions and actions. It was during his coaching that I took huge strides forward in my investing and real estate career. This is why I have decided to do it again. My goals for 2008 and 2009 are to be one of the real estate investors who make it big in this booming market. I want to look back in 2010 and say I did it! I made millions in the foreclosure market! And I am smart enough to know that perpetual coaching and mentoring from the best Gurus and Teachers out there is why I am successful in my journey.

Well we went and did it! Pete Mendenhall and I decided to try doing an internet radio show called The Naked Investors based on helping folks navigate through the world of real estate investor clubs, seminars and deal strategies. I come from the perspective of my world (newbie investor, seminar and event organizer) and Pete comes from the perspective of being a real estate speaker and trainer.
Our show is every Wednesday at 12:00 noon on the Voiceamerica.com network. It's been very hectic getting it all together. It's one of those times that you get a brainstorm and suddenly it's happening! And then you think - what the heck happened here? What did I get myself into? LOL. We are excited!

I have been gone for a couple of weeks. I took a vacation (GASP), and decided to let my pretty little head rest from all the craziness. It's funny when that happens. Suddenly - I noticed that there were actual people living in my home with me. And that I could - yes could have a conversation about other things besides real estate! It's true!
I had a lovely time of wining, dining, socializing and shopping! Now it's time to get back in the game!
There is so much going on for 2008 that frankly - I don't know where to begin. First I will start off by telling you that Mr. Pete Mendenhall and I will be starting our Internet radio show - next week! You heard me! Next Wednesday, Jan 9th is our first air date. It will be on Voiceamerica.com in the business channel. I will send out more about that shortly. We'll have a website for this.
Next - Michael Quarles is starting a new real estate club in Anaheim in February. I will help him a little on this to get started, so you will hear more about this in the coming weeks.
Next of course we have the PACRATS! I will be announcing our next meeting, which will probably be in the 3rd week of January. Anaheim Pacrats will open soon too. Our Pacrats website is being built now and it is going to be AMAZING!
Finally - hello - what about the business of real estate investing? Well that's a whole nother ball of wax that I have going on and now have decided to hire me an assistant to help with all the phone calls and marketing. Boy I need this!
Anywho - just wanted to touch base and let you know that I am not dead. I'm alive and kicking and have many great things to accomplish with you this year - so let's get started!!

We had a great Pacrats Holiday Party last night! We decided that we all work so much that we wanted to do something that was fun that would not allow us to talk "too much" real estate! So Bowling it was!
We did talk a little real estate - after all we are all crazed real estate investors who can't ever stop talking about our current deals. A deal that Bob Ziemensky has asked me to ground partner with him got signed last night and Dean Sumner closed a deal last night - he actually had his escrow person meet him at the bowling alley so that he could sign his closing paperwork!
We had so much fun that we have decided to do have this get together once a quarter! Whahoo!

Well - stranger things have happened! I have been kicking around the idea of being a guest host on a radio show with these guys called the Home Owners Round Table. They are on 97.1 FM on Saturdays. I met them at a networking event and once we started chatting they thought I was highly opinionated and kind of obnoxious... so they invited me to be on their show with them! LOL. Seriously.
I have some ideas about a Radio Show that I have been contemplating with another highly opinionated - yet very smart real estate investor. More on that later. So when these fellas took a liking to me, I thought - what the hey? I recently visited them at the station during one of their shows to check it out. There might be something here. I would like to be able to talk to people about the real estate investor "club" world and kind of do what I do here on my blog. Actually the truth is that I have not been posting too many reviews and opinions about various products and speakers like I really want to. I have been hedging I know. But I think I will take the same approach that TECHCRUNCH or even CRACKBERRY take. They give their reviews on the happenings of their world and allow others to post their opinions. They might upset a few people, but their insights are there for the customer. They are your "trusted source" and that has been the intention of this blog. And now... perhaps a radio show too...!

Wow what a great PACRat's meeting last night. We are growing! Lots of cool stuff we talked about. Some of the things (I think) I learned were:
1. Buyers do not give a "Deposit" to move into the home. The give a Refundable Contribution, which means that at the end of the term of the contract their contribution is refundable. e.g. they contribute $30K to the trust and at the end of the term, the refundable contribution can be deducted from the fair market value.
2. Find Buyers for our current homes by marketing to homeowners who may be loosing their home in foreclosure. This will help so many people because they no longer have good credit, and will be in need of finding a new home. With us they can buy without having to qualify for a new loan and will still receive the tax benefits of a homeownership.
3. We also discussed taking multiple unit buildings and turning them into "condo's" using the trust, which is called "quick condominumization." Basically assigning beneficial interest to each unit, therefore making them a an owner in the trust and now having all the benefits of ownership, which includes tax benefits. This is a little over my head and although sounds fascinating, will take me a little longer to learn it!

Were to begin? Let me start by reminding you that the purpose of this blog is for me to share the good, the bad and the ugly of the real estate investor’s world as I experience it.
So here goes. I went to a workshop this past weekend called "Money & You". With a title like that, you would presume that it would be about Money &... well... me. The description of the workshop was promoted as learning business principles and how we relate to money. Sounds good to me, I always love a good "personal growth" workshop that might give me insights into my own behaviors and perceptions about the world. I have taken many terrific PG workshops, classes and courses through out my life. Most of them have helped me tremendously; a few have even changed my life.
So when the opportunity to go to Money & You came about I was gung ho. Since I am working on several new business endeavors, it seemed like perfect timing to take a workshop that was going to be about business management and money...(oh yea & “me”)
I will say that it was just OK up until Saturday night. It didn't knock my socks off, but I was learning a couple of things about leveraging and systems and how I am in the world… blah blah blah.
The kicker and what pushed me over the edge was the Saturday night game that we were going to play that apparently “was the reason that people all over the world do Money & You!” Did I mention that I love a good personal growth workshop? And that I am very open minded? I mean I graduated from a school that is a MA degree in Spiritual Psychology for christs sake! I know how to do these things like no tomorrow!
I am not sure that I want to give too much away about this evening since the ‘big game on Saturday night” is one of their big selling points. But what I do want you to say is that for me, this Saturday night deal pushed me over the edge of reason. There was no legitimate purpose, that I could think of, for this supposed “amazing mind blowing game of Saturday night.” I’ll just say that to me - it was so bad that I almost left 10 different times through out the evening - but didn’t (!) because, I would have let my team down and they would have had to leave with me. (Probably the reason for this stupid game in the first place. But I didn’t need to sit there working out this crap until 3:30AM to know that I am someone who’ll stick to my commitments!)
The bottom line of this review is that I thought this workshop sucked the big one. It was one of the worst I had been to in many years – if not ever. A big pile of dog poop.
You see, I have been seeing a transformational life coach (see I told you I love all this stuff) for the past 4-5 months and he is extraordinary to say the least. His name is Sensei Ron Thomas and he has helped me to grow tremendously over the past months. My only question to myself is, if “you found something that is working – why do something else?” Ahhh haaaaa… there’s lies the answer grass hoppa… You don’t need to dumb ass! Just keep doing what is working and when it stops working then it might be time to explore something new. But by all means – check it out and make sure that the people who are recommending it to you are also people you admire and respect! Ah duh, perhaps that is lesson #2!

First of all, I am realizing that as I get busier with real estate investing, meaning the more leads I get and have to negotiate, the more that I have to get organized. I have the online system MyRealtyData that helps me a lot for "normal" leads, however I am discovering that the LandTrust leads that I am working on are a whole nother (is that a word?) ball of wax. There are the calls I am making, calls that are coming in, different seller information forms than the "norm". Scheduling of phone calls with Brett, etc, etc. Ey Curumba... I need some serious help here.
I think it's time for me to talk to Michael at MyRealtyData and ask them to add some more bells and whistles so that I - and we - can fully use MyRealtydata with all our leads and deals..... Michael if you're reading this - don't hide when you see my number come up on your cell phone...
After all, It's good for everyone if all the Guru's systems work together. Because if we're happy you're happy, yes? ("We" - meaning your fan base :)
One more thing: I am getting ready to schedule the next PACRat Group for those who are using the PACtrust and NEHTtrust system for buying their properties. (And even those who are not yet.)
I really havent figured out the best "venue" for all us investors to be able to network and share information without doing some sort of Myspace or Yahoo Group. They dont quite fit the mustard. Or is it meet the mustard?...cut the mold?... Got it! Cut the mustard. (You knew what I meant!)
Anyway - I am trying to find the perfect online venue to create a great networking environment but havent found "the one". I have been looking into different Social Networking sites however we need more than what they offer, as far as I can tell. If anyone has some good ideas, please bring it on!
In the meantime, I will continue to send emails to everyone as well as post information here on my blog regarding upcoming events.
